5 Things To Do Before a Pre-Listing Inspection

No one ever wants to deal with repairs or renovations when they’re trying to sell their home. But by getting a pre-listing inspection, you can identify any potential problems and take care of them before they become an issue. Still, here are several things Valley Building Inspections recommends you take care of before your inspection appointment.

1. Provide Access to the Garage & Attic

If you’re selling your home soon, you’ll need to provide access to the garage and attic for the inspector. This will allow them to take a closer look at the roof, framing, and other aspects of the property. If you can’t provide access, the inspector may not be able to do their job properly, which could lead to delays in the sale.

2. Clear Brush from Inspection Points

One of the main points an inspector will be looking at is the state of the property’s exterior. This means they’ll need to have easy access to all areas, so it’s important that you clear away any brush, leaves, or other debris that may be in the way. By snipping overgrown bushes and plants, you make the inspector’s job easier.

3. Round Up Repair Documentation

Before a pre-listing inspection appointment, round up all of your repair documentation. This includes receipts, warranties, and any other paperwork related to repairs or renovations that have been done on the property. If the inspector asks for it, you’ll be able to provide it right away. This can help speed up the inspection process and avoid any potential delays.

4. Clean the House

Before your inspection, it’s a courtesy and best practice to clean your home. This includes scrubbing all of the floors, walls, and ceilings, wiping down all of the surfaces, and vacuuming and/or sweeping every room. By taking the time to clean your house, you’ll make it look much nicer for potential buyers and help the inspector do their job more easily.

5. Make Sure Clutter is Clear Around the Furnace

One of the main points an inspector will be looking at is the state of the home’s HVAC system. This means they’ll need to have easy access to all the important areas, including around the furnace. So, it’s important that you clear away any garbage, dirt, and storage you have around this area of the home.
